How to calculate the Floor Space Index (F.S.I) for Building
Assume you have a land of 6000 sq.ft and you desire to construct a building on that land, the first thing you require to know is what kind of building you want to construct. Whether you are planning to construct an ordinary building (up to two floors), a special building (more than two floors not exceeding four floors) or multi storey building exceeding four floors.
Find out your FSI zone which you can search on the official website of your state government. Normally, different buildings have different Floor Space Index (F.S.I) regardless of location. For the same location Floor Space Index (F.S.I) can be different for ordinary buildings and special types of building.
Let us suppose that the zone in which you want to construct the building has a Floor Space Index (F.S.I) of 1.5 for a special building, now you can build 9000 sq ft (6000 sq ft x 1.5) covered area on your land. You can have either option for 2 floors of 4500 sq ft or 3 floors of 3000 sq ft without affecting other municipal rules.
You should also note that you have to follow other rules of the municipality like front-back-side and rear set back, min plot extent area, Open Space Ratio (OSR) and parking area etc.
What is the Premium Floor Space Index (F.S.I)?
If you require to extend the permissible Floor Space Index (F.S.I) you have to pay a premium charge to the government. To avail this Floor Space Index (F.S.I) the road land must be at least 30 ft wide.
- 30 ft to 40 ft road width = 20% premium Floor Space Index (F.S.I)
- 40 ft to 60 ft road width = 30% premium Floor Space Index (F.S.I)
- Greater than 60 ft road width = 40% premium Floor Space Index (F.S.I) can be availed.
If the building location has 30 ft to 40 ft road width then you can avail the premium Floor Space Index (F.S.I) of 20%, which means you can build 20% more than permissible Floor Space Index (F.S.I).
